Soft washing uses low water pressure (under 500 PSI) combined with biodegradable cleaning solutions to safely remove mold, algae, mildew, and organic staining. It's used on stucco, painted surfaces, roofs, wood, and lanai screens where high pressure would cause damage. Pressure washing uses high PSI (1,500–4,000) for hard surfaces like concrete, brick, and pavers. We use the right method for each surface.
High-pressure washing absolutely can damage stucco — chipping the surface, forcing water behind the exterior, and causing costly repairs. That's why we always use soft washing on stucco homes. Our cleaning solution safely breaks down mold and algae without blasting the surface. Never allow a company to use high pressure on your stucco exterior.
A standard driveway and walkway takes 1–2 hours. A full house wash for a single-story home typically takes 2–3 hours. Larger properties or heavily soiled surfaces may take longer. We'll give you a time estimate with your quote.
We use biodegradable, eco-friendly solutions and protect your landscaping throughout the process. Before applying any soft wash solution, we pre-wet surrounding plants and soil. After the service, we thoroughly rinse all plants and grass in the treatment area. Properly applied, our solutions do not harm established landscaping.

When done correctly with soft washing, roof cleaning is completely safe for tile, shingle, and metal roofs. We never use high pressure on roofs — that would break tile, strip granules from shingles, and void manufacturer warranties. Our low-pressure soft wash system removes algae, moss, and lichen using the method recommended by the ARMA (Asphalt Roofing Manufacturers Association).
Those black streaks are caused by Gloeocapsa magma — a hardy airborne algae that feeds on the limestone filler in asphalt shingles and thrives in Florida's heat and humidity. It spreads from roof to roof across neighborhoods. Left untreated, it significantly shortens roof life. Our soft wash roof cleaning kills the algae at the root and restores your roof's original appearance.
Gutter cleaning starts at $99 for a single-story home. Two-story homes typically run $150–$200 depending on linear footage. We clean out all debris, flush the gutters and downspouts, and check for proper drainage. We can combine gutter cleaning with window cleaning or roof washing on the same visit for greater efficiency.
We recommend cleaning gutters at least twice a year in South Florida: once before hurricane season (May/June) to ensure drainage is clear, and once in late fall after the rainy season. Homes with large trees overhanging the roofline may need cleaning 3–4 times a year. Clogged gutters in Florida's heavy rains cause fascia rot, foundation damage, and roof leaks.
